5 Things Every Homeowner Needs to Know About Air Conditioning

Air Filters and Cooling Efficiency

The air filter may be the simplest device in the HVAC system, but its impact on cooling efficiency is substantial. A clogged filter can increase energy consumption by as much as 15 percent, and increased airflow resistance can cause the blower motor to malfunction. Be sure to check the air filter regularly and change it as needed.

Ductwork and Cooling Efficiency

Leaky ducts account for 20 percent higher cooling costs in the average home, according to Energy Star, so seal leaky ducts with duct mastic and metal tape. Also, properly insulate air ducts located in the attic, garage and crawl space to prevent heat gain/loss.

Water Leaks

Mold and debris also drip into the pan, and if the system isn’t cleaned annually, the trap can back up and spill water inside your home.

Frozen Evaporator

The evaporator needs plenty of airflow blowing across it to instigate heat extraction. When airflow is blocked or reduced due to a dirty filter or debris buildup on the coil, ice begins to form. If the air conditioner is blowing hot air from the vents, check the evaporator for ice. Turn off the system to let it melt, then clean the coil and replace the filter.

Air Conditioner Maintenance

Keep an eye on the outside cabinet for vegetation growth or other obstacles that may block airflow to the unit. Schedule professional preventive maintenance each spring.
